  1. Poor pedestrian, wheelchair, pram amenity due to a lack of awnings and street trees which are available in Annandale's retail precincts, including Parramatta road. Footpath safety is compromised by the driveways and additional vehicles travelling to and from the development, from Annandale, Glebe and Forest Lodge, via Collins and Trafalgar Streets.
  2. Impact on the neighbourhood of Extended hours of operation (collecting trolleys, deliveries/waste removal, shopper and employee traffic). The neighbourhood is directly under the flightpath and the impact will be well beyond the Sydney Airport curfew of 11pm to 6am.
  3. Impact of this large development on the cross ventilation (block cool southerlies) and temperature (heat generated by plant) of the immediate vicinity. Reliance of the proposed apartments on air conditioning to overcome acoustic and cross ventilation shortcomings of the design.
  4. High Level of Greenhouse Gas Emissions that will be generated by the scale of the supermarket, number of parking spaces, and logistics based on large service vehicles. The Scale is unnecessary given the services Annandale currently enjoys - multiple liquor outlets, pharmacies, post offices, a bank, hardware, butchers, bakeries, newsagents and small grocery stores in close proximity and the number of supermarkets less than 5km away. This combined with the lease strategy being implemented endeavours to reduce accountability of supermarkets owners for the emissions from their operations.
